Sunway Property launches Sunway Majestic with 70% of buyers from Malaysia, 30% from Singapore

The project features multi-tiered security systems. Connectivity is improved via a dedicated shuttle assistance to the RTS, a pathway link to Hutan Bandar, and access to surrounding malls, academies, and medical care amenities. It is adjacent to Sunway Commercial Square, a retail center for shopping and dining to be taken care of by Sunway Malls.

Clients to date reflect Johor Bahru’s cross-border profile, with 30% Singaporeans and 70% Malaysians (of which 60% work inside Singapore). Purchases are mostly for own personal stay (70%), with 30% for financial investment.

According to an independent research by Milieu, commissioned by Master Community Developer Sunway Property (June 2025) to gauge Singaporeans’ interest rate in Johor real estates, almost half (48%) of evaluated property hunters are thinking about Johor Bahru for their next purchase– 83% of whom already own property in Singapore.

Sunway Majestic marks Sunway Property’s first project in JBCC and the city center’s very first SOHO apartments. Sunway Majestic has 1- to 3-bedroom SOHO units commencing at RM400,000, with the choice to personalise under Sunway Property’s distinct Design to Own idea. This rate point sits well just within the selection looked for by 72% of surveyed buyers (RM1 million and below), the Sunway news release states.

” Homebuyers here are critical and believe long-term,” claimed Gerard Soosay, Sunway Property Ceo (Southern Area). “Johor Bahru’s appeal is genuine, yet expectations are greater: neighborhoods have to be secure, connected, and versatile to cross-border lifestyles. That is the requirement we are building in the direction of. Our role as Malaysia’s Master Community Developer is to fulfill this evolving landscape with a long-term sight, co-investing in the locations we develop and staying real to our promise of being With You For Generations.”

Sunway Property has already introduced Sunway Majestic, its first development in Johor Bahru City Centre (JBCC) and the city center’s first SOHO apartments. With property term, a site simply 3 km from the upcoming Johor Bahru– Singapore Rapid Transit System (RTS) Link, and alongside Sunway Commercial Square, the project is strategically set for both own-stay buyers looking for city-centre advantage and clients wanting to capture cross-border rental need.

Running from currently till Nov, the campaign supplies RM10 million in revenue incentives, together with special bundles and buyer motivations.

Johor is gaining from major plan and infrastructure catalysts. The Johor– Singapore Special Economic Zone (JS-SEZ), formalised earlier this year, is assumed to attract significant investment and trade flows. Meanwhile, the RTS Link, linking Bukit Chagar (JB) to Woodlands (Singapore) by late 2026, will trim cross-border trip to simply six minutes.
