CapitaLand Development to launch LyndenWoods, first residential project in Singapore Science Park
CapitaLand Development’s most recent residence venture deals with increasing demand for well-located, top quality housing and exhibits how integrated urban districts can deliver both future-ready liveability and enduring investment worth, says Tay.
CapitaLand Development, the property development arm of CapitaLand Group, is set to sneak peek the 343-unit LyndenWoods, the primary private housing project in a rejuvenated Singapore Science Park, on Saturday June 28.
Notable developments in the surroundings of LyndenWoods include National University of Singapore, National University Hospital, the one-north precinct, and Rochester Commons. Nearby schools and universities such as Fairfield Methodist School (Primary), Anglo-Chinese Junior College, and Singapore Polytechnic.
LyndenWoods sits on a 124,352 sq ft site that was previously occupied by the Defence Science and Technology Agency from 2000 to 2018, after which that building was destroyed in 2020. CapitaLand Development effectively put on rezone the plot from market park to non commercial.
LyndenWoods is a five-minute walk to Kent Ridge MRT terminal on the Circle Line (CCL), that is one stop away from one-north, and 2 stations far from Buona Vista Interchange on the CCL and East-West Line. The area around LyndenWoods is even sustained by improved passerby and cyclist infrastructure.
Resident centers include a co-working lounge, a 50m infinity swimming pool, a leisure tennis court, a pickleball court, a devoted animal’s park, and the Lynden Club– a resident clubhouse with a gym, social lounge, and function room.
The sales gallery is located alongside 7 Science Park and the development is expected to kick off for sale on July 12.
“LyndenWoods is a pivotal milestone in the continuous makeover journey of Singapore Science Park. CapitaLand Property development’s very first residential development within Singapore Science Park mirrors our outlook to rejuvenate the location right into a vibrant, mixed-use innovation cluster,” claims Ronald Tay, CEO of CapitaLand Development (Singapore).
Two-bedroom units and two-bedroom plus study units compose about 65% of the total unit mix, with 137 units of regular two-bedders ranging from 635 to 721 sq ft, and 92 units of two-bedroom plus study units of 850 to 883 sq ft.
Meanwhile, there are 45 three-bedroom units of 1,023 to 1,066 sq ft, together with 46 units of three-bedroom + Guest (premium) kind condos of 1,292 sq ft. Just one stack comprising 23 units of four-bedroom (premium) units of 1,647 sq ft is available.
The project is going to comprise 2 24-storey high rises with a mix of two- to four-bedroom units of 635 to 1,647 sq ft. The condominium also offers a two-storey basement carpark with 240 lots. Each of the residential towers will be created in a dual-point block layout with landscaped sky terraces on each level. According to CapitaLand, this design takes on a visually fenceless form that enhances natural ventilation and brightness.
This biophilic architectural style represents the development’s proximity to neighboring green spaces such as Kent Ridge Park and the Southern Ridges. LyndenWoods is likewise anticipated to attain the BCA Green Mark Platinum accreditation.
The debut of LyndenWoods comes shortly after CapitaLand completes the redevelopment of Geneo, an incorporated development featuring five Grade A buildings and the 250-unit Citadines Science Park Singapore. Residents of LyndenWoods are going to benefit from the new services, F&B options, and placemaking activities organised by CapitaLand at Geneo, which neighbours the upcoming condo.
